  • PROCESSING APPLICATIONS

    In most instances, we are able to process your application within 48 hours and advise you by telephone. If we are unable to contact all of your referees, or you have not supplied the relavant documents this process may take longer. 

  • TENANCY AGREEMENT STANDARD TERMS, SPECIAL TERMS & BODY CORP BY-LAWS

    Prior to completing this application form please note that the tenancy agreement standard terms, special terms and Body Corporate By-laws can be made available to you. We can also provide a copy of the RTA Form 17a - Pocket guide for tenants or it can be downloaded by going to www.rta.qld.gov.au/forms-resources/publications/tenants-houses-and-units. It is important that you read and understand these documents including any special conditions prior to entering into the tenancy agreement.

  • TENANCY INFORMATION CENTRE AUSTRALIA

    It is important to note that should you vacate the property owing money in excess of the bond or receive a court order against you for a repeated breach, your details will be listed with this agency when your tenancy has ended. We do look forward to a harmonious agent/tenant relationship, and we will only take this course of action when absolutely necessary. If you experience financial hardship throughout the tenancy it is imperative that you contact our office to discuss the matter in further detail.

  • BOND LODGEMENT

    It is important to know that all parties signing the Bond Lodgement Form at the commencement of the tenancy must have an individual email address and mobile phone number. Bonds are lodged electronically with the RTA Bond Lodgement Portal. Multiple applicants are not permitted to use the same email address. You will also need to inform our office of the portion of bond each tenant is contributing, if not equal amounts.

  • PAYMENT OF RENT & BOND

    Once the application has been approved, you will be required to pay a minimum of 2 weeks rent to secure the property, as well as 4 weeks bond. All monies must be paid in cleared funds prior to collecting the keys. The property will not be secured for you until this money has been received and all parties have signed the tenancy related documents.

If you fail to provide your personal information and do not consent to the uses set out above we cannot properly assess the risk to our client or carry out our duties as an asset manager. Consequently we cannot provide you with the property you requested to rent.

TICA Default Tenancy Control Pty Ltd (ABN 84 087 400 379) is a tenancy database that records tenants personal information from its members including tenancy application inquiries and tenancy history. In accordance with the National Privacy Principles you are entitled to have access to any personal information that we may hold on any of our databases. To obtain your information from TICA Default Tenancy Control Pty Ltd proof of identity will be required and can be made by any of the following ways

Primary Purpose

TICA collects information from its members on tenancy related matters and provides such information to other members as a risk management system for the purpose of assessing a tenancy application. TICA does not provide any information that it collects to any other individual or organisation for any other purpose other than assessing a tenancy application or risk management system other than government departments and or agencies allowed by law to obtain information from TICA.

The personal information that TICA may hold is as follows

Name, date of birth, drivers license number, proof of age card number and or passport number (except Australian), comments made by a TICA member in relation to your tenancy, which members you rented through and which members you applied to.

BODY CORPORATE RULES SUMMARY FOR TENANTS


For the safety and comfort of all, residents must abide by the Body Corporate rules. A full copy will be provided in your welcome information pack, but we are happy to send you a copy or you can download a copy from our website.


Please only continue with your application if you will be able to conform to these rules.

Cars

  • Speed limit in the complex is 5kph

  • Park your vechiles safely in the garage or driveway. 

  • Visitor’s car parks are for visitors.

  • Don’t let your vehicle hang out into the road space

  • Don’t park on the road or grass. 

  • If your vehicle drops oil anywhere in the complex you must clean it up immediately and prevent it happening again

Children

  • Parents are responsible for children at all times (this includes children visiting the unit).

  • Children must not play on the road at any time - this includes obstructing cars by hanging about on the road.

  • Children can ride a bike for transport must ride on the correct side of the road and obey normal road rules

  • Skate boards, scooters or rollerblades are not permitted in the complex.

Visitors

  • Residents are responsible for the behaviour of visitors.  Visitors must not park on the roadway or grass.  Visitors must not bring dogs or cats into the complex.

Pets

  • Our complex is governed by Body Corporate By-laws, and they override the new tenancy legislation regarding pets.  Dogs and cats are not permitted in the complex without prior approval of the Body Corporate of Chambers - this is done via a "pet application" and written approval of individual pet/s  by management/Body Corporate.  This process can take up to 6 weeks and the pet must not reside in the property before written approval is gained. Doing so would be considered a breach of the Body Corporate By-laws and your tenancy agreement and a breach notice will be issued without exception and the pet/s will need to be removed immediately. The Body Corporate of Chambers are not required to give a reason for not approving pet applications.

Noise & Consideration of Others

  • Be considerate of your neighbours, loud music and parties are disruptive, especially to families. 

Rental Matters

All rental agreements with North Brisbane Rentals require the rent to be at least 1 week in advance at all times. Smoking is only permitted at the rear of your unit, it is not permitted in your unit (including garage) nor is it permitted in any of the common areas of the complex.  On vacating or ending your tenancy a professional cleaner, blind cleaner, carpet cleaner and pest control company is to be used and receipts are to be given to Management. Carpet is to be professionally cleaned at least every 12 months during your tenancy. Our complex is contracted to Metered Energy for electricity supply, so that is the only company available to you to sign up with, go to www.meteredenergy.com.au for more information.
